Our fees apply to every engagement, with no exemptions. The fee is paid by the buyer only. We accept no seller commission and take nothing from the listing side.
The complete schedule sits on this page, so no part of the cost is deferred to a later conversation. The fee covers selection work and referral. It does not cover notary charges, taxes, or the purchase price of the plot or house.

Every engagement is priced in writing before it begins. You approve the tier, pay the first instalment, and the file opens the same week.

04Independence
quorvadx.com is a property selection and referral service. We are not a licensed real estate brokerage. We are paid by the buyer, once, and we accept nothing from the seller's side of the deal.
A house we flag as unsuitable costs you nothing extra to reject. A house we recommend costs you nothing extra to accept. The shortlist is judged only against the brief you wrote.
Nothing is added to or deducted from the asking price. The seller never pays us.
No agent, notary, surveyor or builder pays for a place on your shortlist.
The same fee applies whether the plot sits at the lowest or the highest price band.
05Scope limits
The fee pays for selection work: reading listings, screening owners, checking documents against the register and standing beside you at the viewing. It does not pay for regulated advice or licensed certification, and we say so before you sign anything.
Sale agreements, powers of attorney and pre-emption waivers are prepared by a licensed Ukrainian attorney. quorvadx.com is a property selection and referral service. We are not a licensed real estate brokerage.
We read the cadastral extract and flag what is missing, but we do not certify title, file registration or promise the register is clean.
Notary hours, state duty, court levies and any fee paid to a state body are billed to you directly by that office.
Foundations, roofs, wells, septic systems and electrical load need a certified engineer. Our viewing notes describe, they do not certify.
Independent appraisal, tax planning, mortgage brokering and currency transfers sit outside every engagement.
Renovation, landscaping, security, caretaking and utility account transfers are handed to your own contractors once the deal closes.

The brief builder on the home page takes about four minutes. Word the requirements in your own words: climate, distance to the nearest town, water, road access, and the ceiling you will not cross. We read it, we ask what is missing, and we answer inside one working day.
