01 Method introduction

What a dossier contains, and how long it takes

A dossier is a working file on one plot or house, assembled against the brief you wrote. It is not a brochure. Every claim inside it carries one of three confidence labels, and anything we could not confirm is shown as such.

Each dossier opens with the brief restated, followed by the cadastral extract, the plot outline with numbered markers, utility and access notes, an encumbrance check and a short written verdict on fit. Dossiers run eight to fourteen pages; the three-label system that governs them is set out in full on this page.

A first dossier is usually in your hands within five to seven working days of the brief being agreed. Rural parcels with older records take longer, and we will tell you before we start rather than after. The seven stages, from brief to handover, are described in sequence below.

03Engagement sequence

Seven stages, from the first brief to a signed dossier

Every engagement runs the same sequence. Each stage below names what you receive and how many working days it takes. Stages one and seven are fixed; the middle five compress or extend with the tightness of the brief.

04 Evidence standard

Verified, Owner-stated, Not verified

Every fact we pass on carries one of three labels, and the label follows the claim all the way into your file. We do not upgrade a label because a deal is close.

Verified
We saw the document or the physical fact ourselves, on site or in the register. The date checked is written beside the entry.
Owner-stated
The owner or the seller's agent told us. It is often true, but it stays unconfirmed until a document or a second visit settles it.
Not verified
We hold no evidence either way. Road access, water yield and encumbrances sit here until someone with the paperwork proves otherwise.
Typical label at first look, by evidence item
Evidence itemLabel heldWhat clears it
Road accessOwner-statedA year-round surface confirmed on a second visit outside the dry season.
Water sourceNot verifiedWell depth and yield read from a registered hydrogeological report.
Power connectionVerifiedMet: connection certificate seen and logged with its date.
Title and cadastral extractVerifiedMet: extract matched line by line against the plot outline.

04Verification ledger

Every claim about a plot, written beside its source and the day we checked it

The ledger opens before you travel anywhere. Each line carries a claim, a status label, the document behind it and the date of the last check. An empty source is not an omission, it is the finding.

Plot 14, Kozyn district, 0.28 ha. Extracts checked 9 to 15 March 2026.

Open items on this file

  • No road document. The final 900 m is owner-stated as passable in winter.
  • No water test. A well exists on the plot, flow rate unmeasured.
  • Missing cadastral extract for the 0.04 ha boundary strip.

07 Send a brief

Give us the plot, the budget and the things you will not compromise on.

The brief builder sits at the top of the home page. It takes about four minutes to complete and records your region preferences, plot size, budget band and any hard limits such as year-round road access or a verified water source.
